What exactly is a Homeowners Association?
HOAs are non-profit mutual benefit corporations. When planning subdivisions, planned communities, or condominiums, real estate developers form Homeowners and Condominium Associations. Anyone purchasing in a planned-unit community will receive a copy of the HOA’s covenants, conditions, and restrictions (CC&R). Before the actual closing, the title purchaser receives a copy. It is 100% incumbent on a buyer of a home in an HOA to read and comprehend this mandatory HOA agreement.
